The real cost of house hunting alone in Madrid
It sounds simple: fly in for 4 days, view a few apartments, sign, then go home to get organised. In reality, on today's Madrid rental market, that plan rarely works out.

Even with a strong application, being a foreigner makes things harder. Without a Spanish employment contract or a local track record, many properties are closed to you from the start. Some landlords remain wary of income earned abroad, however solid your finances really are. The seguros de impagos (rent default insurance) that many landlords require are poorly suited to less standard profiles: freelancers, business owners, expats who have only just arrived. Have a pet? The list of available homes shrinks even further.

Going home empty-handed after 4 days usually means coming back a second time, with another plane ticket and more hotel nights. And until you find a permanent home, a temporary Airbnb or hotel adds to the bill. Not to mention unfair clauses, which are hard to spot in a contract written in Spanish when you don't know local tenancy law.
But the most underestimated cost isn't financial: it's running this search on your own, full time, for weeks. It's an isolating process, at the very moment you most need to keep your connections, your energy and a social life, rather than sacrificing them to endless trips from one agency to the next.
A search carried out over a full month before you arrive, across a far wider range of properties than 4 days allow. You arrive to move into your permanent home, not a temporary stopgap. Our network and local reputation open doors that are often closed to foreign applicants. All in English, French or Spanish, with complete flexibility on viewings.
