The legal framework

Rental rules have changed a lot in recent years. We help you let by the book, with no unpleasant surprises.

General information for primary-residence lettings, up to date as of October 2026. It does not replace advice from a lawyer or tax adviser.

Agency feesSince the 2023 Housing Law, management and contract fees are paid by the landlord for a primary residence. Our letting fee takes this into account.
Deposit (fianza)One month's rent for a primary residence, to be lodged with the Comunidad de Madrid. An additional guarantee is possible, up to two months for a long-term lease.
Lease durationFor a primary residence, the tenant can extend the lease each year up to 5 years if the landlord is an individual, or 7 years if it is a company.
Rent-guarantee insuranceIt isn't mandatory, but it's strongly recommended. We help you set it up with a complete tenant application.

How much does it cost to let my property?+

Half a month's rent plus VAT, with a minimum of €875 + VAT. The price includes the valuation, professional photos, viewings, tenant selection, the contract, the check-in and transferring the utility contracts.

How do the 6 free months of management work?+

If you entrust us with managing your property for 12 months, the first 6 are free. After that, management costs 8% of the monthly rent + VAT, invoiced quarterly.

I already have a tenant. Can you manage my property?+

Yes. We take over the management of your property and current tenant for 8% of the monthly rent + VAT.

Who pays agency fees when renting?+

Since the 2023 Housing Law, management and contract fees are paid by the landlord for a primary residence.

Who are your tenants?+

Residents or people moving to Madrid, whom we support through their relocation. We check their application and affordability before presenting them to you.

Who chooses the tenant?+

You do. We present the selected profiles with their applications, and you make the final decision.

Is rent-guarantee insurance necessary?+

It isn't mandatory, but we recommend it. We help you set it up.

I live abroad. Can you manage everything remotely?+

Yes. We are your local contact: viewings, tenant, tradespeople, check-in. You receive regular updates wherever you are.
